
Rental Criteria
The following standards will be used to judge your application for tenancy on one of the properties that are managed by Davis Coleman Property Management. Applicants will be judged on the same standards and selected on the basis of first come/first served basis of qualified applicant. The application will not be considered complete until all information is received. All adults that are 18 years or older must fill out an application and have a background check performed. This includes a co-signer if needed. Any incorrect information or inconsistencies on the application will result in a denial of the application. There is a non-refundable application fee of $30 for each applicant. Please make sure that the application is filled out completely and accurately. We will also need a copy of each of the applicants government issued identification. All residents that are 18 years or older must have the application completed in order to be considered.
INCOME REQUIREMENTS: The combined income of all persons living in the rental must be at least three times the monthly rent amount. The applicant must provide proof of income with one of the following: paystubs, tax returns, offer from new employer or other proof regarded as acceptable to Davis Coleman Property Management. Commissions and/or tips may not be considered as verifiable income. Alimony or Child Support may not be considered unless pursuant to a Court Order.
RENTAL HISTORY: Applicants must provide us with the name and contact information for the previous five years of all landlords. They may not be approved if they have had any evictions, defaults in their lease agreements, excessive late rental payments (more than 3 in a 12 month period) NSF (non-sufficient fund) payments to previous landlord or if they owe money to any other landlord.
BACKGROUND CHECK: All applicants will need to have a background check performed on them. You will receive an email notification for consent to do the background check. We will need this approved as soon as possible as your application will not be completed without the background check.
RENTERS INSURANCE: All Tenants are required to have renters insurance.
CREDIT HISTORY: A negative credit history is grounds for denial of the application. An applicant may be denied if the applicant has filed bankruptcy in the past five years, or if any bankruptcies that have not been discharged at least five years. An applicant will be denied if they have open collection accounts with previous landlords and/or utility companies. Applicants may be considered with collections on credit history if collections have been “paid in full” or “paid as agreed” as long as good credit history has been re-established. Applicants with past due accounts or open collections may be considered with an additional deposit or co-signer.
CRIMINAL HISTORY: Applicants that are on any sex offender list will be denied. Applicants that have convictions relating to manufacturing and/or distributing controlled substances will be denied. Applicants with convictions of violent crimes will be denied. All other arrests and convictions will be on a case by case review. We encourage all others to submit an application.
PETS: We manage many different properties and each property has different standards and different pets are acceptable. Please contact us before applying to find out specifics on the pet policy. All properties that have animals on them will have a pet agreement that must be filled out. All animals must have proper immunizations and sterilization to be on the property. Animals must not be a nuisance to the neighbors. Some properties may require a pet fee and/or an additional amount of pet rent for the animal. Please contact us with any questions prior to completing the application.
EMPLOYMENT: We will ask for the employment history of each applicant. We will ask for the previous two years of job history. Please explain any gaps or lapses in your job history. Self-employed applicants can provide us with the last two years of tax returns and/or a CPA prepared financial statement for the past two years. We require six months employment history from current employer. Applicants with less than six months employment history with current employer will be considered if previous employment was six months or longer with employer in the same industry.
MAXIMUM OCCUPANCY: A maximum of two people per bedroom will be allowed per property.
APPROVAL: Once your application has been reviewed and processed you will be notified of the results. If your application was approved, you will have 24 hours from the notification to sign the lease. You will have an additional 24 hours to get the deposit submitted. Failure to do either of these may result in a cancellation of the lease and other applicants may be considered and given the opportunity to sign the lease.
SECURITY DEPOSIT: Applicants must provide a check for the full amount of the security deposit including any additional deposit amounts for pets or other reasons within 24 hours of signing the lease. If you do not, other applicants may be given the opportunity to sign the lease.
